Gopalan Enterprises: Redefining hospitality through mixed-use spaces

Bengaluru: As cities in India continue to grow and space becomes more limited, real estate developers are turning to mixed-use developments to meet the changing needs of urban life. These are spaces where people can live, work, shop, relax, and stay – all in one place. One company leading this change is Gopalan Enterprises, based in Bengaluru.

C Prabhakar, Director of Gopalan Enterprises, highlighted how mixed-use developments are changing the way people experience travel and hospitality.

“Mixed-use developments are more than just a trend,” Prabhakar said. “They are a response to how people live and travel today. At Gopalan, we don’t just build buildings — we build communities. Our spaces offer everything: homes, offices, shops, and entertainment under one roof.”

This model is popular with modern travellers who value convenience and want access to multiple services in one place. A report by HVS Anarock says that hotels in mixed-use spaces often perform better financially than standalone hotels, earning more per room and attracting more guests.

But it’s not just about profits. Prabhakar explained that these developments offer guests a better experience. “When someone stays at one of our hotels, they become part of a lively community. Whether it’s a business meeting nearby or a family outing to the mall, everything is easily accessible.”

These developments are also good for the environment. Shared infrastructure like energy-efficient systems and waste management helps reduce the overall environmental impact. This approach supports a more sustainable lifestyle in cities.

“People today want more than just a room,” Prabhakar said. “They want experiences, convenience, and community. By combining hotels with retail, co-working spaces, and entertainment zones, we create places that people don’t just visit — they enjoy and remember.”

Gopalan’s properties reflect this idea, with hotels connected to shops, offices, and fun zones. This makes it easier for people to balance work, leisure, and personal time — all within the same location.

Mixed-use developments also offer financial advantages. Because they earn money from homes, shops, and hotels, developers can better manage financial risks. This has helped during uncertain times like the COVID-19 pandemic, when hotel-only income was less stable.

Looking to the future, Prabhakar believes this model will become even more important. “As more people move to cities, the need for self-sufficient, integrated spaces will keep growing. Gopalan is committed to leading this change and building spaces that match the needs of today and tomorrow.”

He added, “The hotel of the future is not just a place to stay — it’s a part of a vibrant neighbourhood, full of life and possibilities.”
